    The real-life North Carolina home that served as Dawson’s iconic waterfront house has officially hit the market — for the first time since the Dawson’s Creek finale aired 22 years ago. The price tag? $3.25 million.

    Located in Wilmington, North Carolina, the four-bedroom, 3.5-bathroom property was built in 1880 and sits on 1.7 acres overlooking Hewlett’s Creek — the very body of water that doubled as the show’s namesake “Dawson’s Creek.” The property’s wide porch, white clapboard exterior, and instantly recognizable dock all served as central backdrops throughout the series, where fans watched Dawson, Joey, Pacey and Jen navigate life and love from 1998 to 2003.

    According to the listing from Coldwell Banker Sea Coast Advantage, the home is a “true Wilmington landmark,” offering “a rare combination of architectural history, coastal lifestyle, and cultural legacy.” The interior features spacious living and dining rooms, an airy eat-in kitchen, and a massive screened porch designed for catching those signature Carolina breezes.

    While the home is being sold “as-is,” the listing notes that it’s been “meticulously cared for” by the same family for generations. “Evenings on the porch, fireworks reflected in the creek, and moonrises over the water are memories that have defined life here,” the description adds.

    The timing of this new listing comes just weeks after Dawson’s Creek made headlines for another reason — the long-awaited reunion of its beloved cast. In September, stars Katie Holmes, Joshua Jackson, Michelle Williams, Busy Philipps, Kerr Smith, and more reunited in New York City for a live reading of the pilot episode.

    Series lead James Van Der Beek joined via video message from his Texas home, where he’s been undergoing treatment for stage 3 colorectal cancer. “It’s absolutely humbling just how much you did for this night,” he told fans. “You are the best fans in the world.”

    The proceeds from the reunion went to benefit the 501(c)3 nonprofit F–k Cancer and Van Der Beek. Star Williams said in a statement when the reunion was announced, “We wanted to gather around our dear friend James and remind him that we are all here. We always have been, and we always will be. And I know the fans of Dawson’s Creek feel the same way.”

    More than two decades after the show’s final episode, Dawson’s Creek still holds a special place in pop culture — and for one lucky buyer, its most famous house could soon be home again.
