Kevin James may have found his retirement haven — this time, in Boca Raton’s most elite ZIP code.
The comedian and sitcom star behind “The King of Queens” and the “Paul Blart Mall Cop” films has shelled out $17.15 million for a newly built estate inside the ultra-exclusive Royal Palm Yacht & Country Club, a neighborhood that has quietly become ground zero for South Florida’s luxury arms race, The Post has confirmed.
The Real Deal was the first to report on the transaction.
Occupying 8,600 square feet, the six-bedroom, 8.5-bath residence, designed by Arianna Tascione and built by Primo Construction, stretches across a golf course lot and leans hard into resort-style living.

James, 60, is no stranger to the region, having previously bought and sold multimillion-dollar oceanfront estates nearby. In 2021, he purchased a home in Delray Beach for $14 million. Two years later, he sold it at a loss for $12.67 million.
The purchase comes as Boca’s luxury market continues to heat up.
Across South Florida, high-end sales volume jumped 13% year-over-year to $4.3 billion in late 2025, with Palm Beach County alone seeing transactions surge more than 20%. In Boca specifically, home prices have climbed steadily — rising about 8.5% year-over-year — as demand continues to build.

And that demand isn’t random. Florida remains one of the country’s biggest magnets for wealth migration, with roughly 27% of new homeowners arriving from out of state — many of them deep-pocketed buyers chasing tax breaks, space and sunshine.
But the bigger story is Boca itself.
Long stereotyped as a retiree haven, complete with golf carts and early bird specials, the city is undergoing a quiet identity shift. The average luxury buyer is now closer to 45, with an influx of younger families and professionals drawn to top-tier schools, gated communities and a growing business scene. Population growth is also ticking upward, with Boca expanding faster than neighboring cities as new residents pour in post-pandemic.
Even Wall Street has taken notice. Once-sleepy office corridors are filling with finance firms, and developers are pouring billions into new housing aimed at a younger, more active crowd — a far cry from the city’s shuffleboard reputation.
