King Charles has his pick of incredible royal residences up and down the country, including his main base, Clarence House in London and his countryside bolthole, Highgrove House. His siblings, children and even nieces have bagged themselves rather impressive homes on royal grounds, too.
Royal residences have been under the spotlight since Andrew Mountbatten-Windsor’s “peppercorn rent” deal at his former home, Royal Lodge, was revealed. The government’s Public Accounts Committee launched has even launched an inquiry into the Crown Estate and its lease arrangements for royal homes.

Clarence House used to be home to the Queen Mother

King Charles III and his wife Queen Camilla have use of many regal homes, but Clarence House is their main residence. The townhouse was formerly home to Queen Elizabeth II, then Princess Elizabeth, when the Queen Mother lived there from 1953 until her death in 2002.
Charles has been open about his wonderful memories with his grandmother inside the property, so much so that when he acquired the home, he carried out painstaking renovations carefully to ensure not too much was changed. The royal couple keep their home largely under wraps and often choose to host at Windsor Castle or Buckingham Palace instead.

Prince William and Princess Kate have lived here since 2025
Prince William and Princess Kate, Forest Lodge
In November 2025, the Prince and Princess of Wales moved into Forest Lodge in Windsor – an eight-bedroom home, set in the stunning Windsor Great Park. The family chose to keep the interiors private and does not film inside; instead, it is kept as a ‘normal’ family home to raise their three children, Prince George, Princess Charlotte and Prince Louis.
Other homes the family has use of include Anmer Hall in Norfolk and Apartment 1A at Kensington Palace, London. They have made no secret of adoring their country retreat up north. “There is nowhere I feel more relaxed, energised and at peace than the British countryside,’ Prince William told Country Life. “I’m lucky to call Norfolk home and I love it there.”

Andrew now lives on the Sandringham Estate
Andrew Mountbatten-Windsor, Marsh Farm
Andrew Mountbatten-Windsor is imminently moving into Marsh Farm on King Charles’ Sandringham Estate, after relinquishing the lease on his 30-room mansion, Royal Lodge, in Windsor.
Marsh Farm is a five-bedroom, red-brick farmhouse – a far cry from the grandeur that Andrew will have been used to, but it has been totally renovated ahead of his arrival, including luxury carpets, extensive security measures and the installation of Sky TV.

Bagshot park boasts 120 rooms
Prince Edward and Duchess Sophie, Bagshot Park
The Duke and Duchess of Edinburgh have a sprawling estate called Bagshot Park in Surrey. Prince Edward has leased the 120-room property since 1998, a year before he and Sophie got married, and reports suggest the royal has renewed the lease for 150 years, setting him back £5 million to do so.
Edward and Sophie live there with their two children, Lady Louise Windsor and James, Earl of Wessex. Features of the vast home include a former billiard room with decadent carved walls, a conservatory and multiple kitchens.

Eugenie lives in the UK and abroad
Princess Eugenie and Jack Brooksbank, Ivy Cottage
Princess Eugenie and Jack Brooksbank split their time between Portugal and the UK, after Jack landed a job over there, working for a luxury real estate company. When in England, the couple, along with their two sons, August and Ernest, head to Ivy Cottage on the Kensington Palace grounds. It is humble inside but has a very sweet exterior, complete with a white picket fence.
In Europe, they are said to reside at the CostaTerra Golf & Ocean Club, the location of Jack’s work. The luxury resort is right on the coast and hosts an array of leisurely pastimes like swimming and horse riding.

Beatrice has a grace-and-favour home
Princess Beatrice, St James’s Palace
Princess Beatrice and her husband Edoardo Mapelli Mozzi, along with their daughters Sienna and Athena and Edoardo’s son Wolfie, divide their time between the Cotswolds and London. When in the city, St James’s Palace is where they call home. Questions have been raised about whether Eugenie and Beatrice should retain their grace-and-favour homes when they are not working royals.
In the country, their property is a converted farmhouse complete with swimming pool, tennis courts and a guesthouse. While their interiors are kept totally private, we know Edoardo is the CEO of an interior and property brand, Banda Property, so we can only imagine the décor is gorgeous.

Anne has allowed her children to live with her
Princess Anne, Gatcombe Park
Princess Anne spends the majority of her time at Gatcombe Park in Gloucestershire but also has an official London base at St James’s Palace. The Princess Royal’s country home is a Grade II-listed building, originally bought by her mother, Queen Elizabeth II, as a wedding present for her daughter and then-husband Captain Mark Phillips in 1977. Anne now resides there with her current husband Sir Timothy Laurence and her children, Zara Tindall and Peter Phillips, also live on the estate, in their own residences.
Prince Harry and Meghan Markle, Chateau of Riven Rock
The Duke and Duchess of Sussex live in Montecito, California, with their children, Prince Archie and Princess Lilibet. They bought their amazing, A-list-worthy estate in 2020 and have shared lots of looks at it since. Highlights include the master bedroom’s fairytale terrace, the stunning outdoor pool and the charming kitchen.
In 2023, the royals handed back their keys for Frogmore Cottage in Windsor. The property is located within Windsor’s Home Park and close to their wedding reception venue, Frogmore House. It is also where Archie spent the first few months of his life.
