Ryan Seacrest is saying “ciao” to his Tuscan-inspired Napa Valley estate.

TheTV megastar’s sprawling compound has hit the market again, this time with a price cut that makes it slightly more within reach for deep-pocketed buyers.

Located near St. Helena in wine country, the property is now asking $19.8 million, down from its original $22 million listing in July 2024.

The “Wheel of Fortune” and former “American Idol” host purchased the serene retreat in 2020 for $14 million, meaning there’s still a hefty potential profit baked in.

And this isn’t your average wine country getaway.

The compound includes a Tuscan-modern main residence, a rustic pool house and a charming guest cottage — adding up to five bedrooms, 6.5 bathrooms and roughly 10,750 square feet of living space.

Originally built in 2004 by acclaimed architect Howard Backen, the estate got a major glow-up in 2024 thanks to Nobili Marques Arquitectura and Clint Nicholas Design.

“What first drew me to the property was its incredible location,” Seacrest told Mansion Global. “It offers the best of both worlds, with easy access to everything in St. Helena while still feeling private and like a true escape. The views are absolutely stunning.”

He’s not exaggerating.

The estate sits just minutes from Napa hotspots — about six minutes to Meadowood Napa Valley, eight minutes to St. Helena, seven minutes to Calistoga and its luxe Four Seasons Resort Napa Valley, and a short 19-minute drive to Yountville, home to the world-famous The French Laundry.

But the real charm? It’s personal.

Seacrest has used the property as a peaceful antidote to his high-octane schedule — planting 220 Italian varietal olive trees, pressing his own olive oil and even making wine on-site.

“My favorite space in the home is the enclosed porch just off the living room,” he told Mansion Global. “It’s such a peaceful spot, and the views out over the valley floor are unforgettable. You can even see the hot air balloons drifting by in the distance. It’s the kind of place where you naturally want to slow down and take it all in.”
