  1. It's the most expensive asset you will likely ever buy – don't get taken for a ride. Doesn't matter how "nice" the owners are, they aren't going to come back and fix anything when it goes wrong three months after purchasing. Hit them with a bad offer.

  2. Yeah, realtors can be like car dealerships. My realtor flipped houses and it was cool seeing him actually battle with the inspector saying I don’t want this house cause of foundation issues and the costs behind it.

Most construction crews are slip-shod day laborers that became regulars working under a licensed builder but still slapping together 3rd world shit shacks that at first glance look legit but on closer inspection are junk. Palms get greased, inspections miraculously get passed, and the buyer gets screwed.

  5. I bought a house my dad recommended without ever seeing it. He told me it was the hardest house hunting job he ever had because he knew his grandkids would be living in it. We lived in that house for over 40 years and to this day I marvel at how well it fit our needs.
